Dishonest and tricky Company. I applied for a home with this Company. After being approved, I was asked to pay a $3,000 deposit and sign a lease. By paying deposit they would take home off the market in which I informed them I didn’t feel comfortable because I still needed to tour the home. The rep then advised me to pay deposit as it would be fully refunded if I decided not to sign the lease. I paid my deposit on Feb 19th. They said the home would be ready for tour on March 18th. I then received many different emails giving me new move in dates. March 21st, March 10th and March 14/15. After making many plans and changing my schedule several times I decided to cancel and asked for a full refund as I still had not seen the home and the the lease was not signed. They only refunded me $400 out of $3,000 stating they would be charging me $99 a day for the amount of time the home was off the market. I asked them to listen to the recorded call on Feb 19th where the gentleman on the line assured me that I would receive my full refund if I cancelled before lease was signed. Their response to me was that they would be making sure he doesn’t misinform anyone else!!!!! This is really disappointing! This Company is stealing from people. DO NOT TRUST THEM. I have called the Fair Housing AUTHORITY and other agencies for help. Someone has to do something! I realize now I made a huge mistake by paying the deposit without seeing the place. And I should have read their reviews!! They cannot keep getting away with this!

Do not rent from this company. Any 5 star review is fake or bought. This company does not respect the contracts they make you sign. They also illegally overcharge with move out fees. We took this company to small claims court and were able to successfully prove they were acting in bad faith. Even if the property looks nice, the company you have to deal with is not worth it.

If you are a property owner and are looking to hire a property management company, please choose a different respectable company.

Absolutely the worst management team ever. They are so disorganized and do not follow up with service requests. We have been renting here for about 1.5 years and each time we need a repair we have to work so hard to get something done. And they do not take accountability for their poor communication and lack of urgency. We are 4 weeks in of not having a working washer and come to find out after weeks of correspondence that they never even ordered the new washer.

We were renters from mynd and I found out from the property owner whenever we brought up an issue like the dishwasher rack not being correct they would send out a third party vendor, charge the owner and NEVER fix the problem. We asked them for a replacement garage opener, never got it and they charged the property owner as if we did. Slow responses and they can’t even properly keep track of folk assigned to them. Please y’all I beg both property owners and renters to stay away. They are a headache and cause so many miscommunication issues.

They are the worst!!!! They treat the tenants like they hate us’ like we are dirt and they allow the allow the Landlords to harass us and allows them to trespass I to the property without the legal 24hour requirements, they violate our rights!

violation of my right to a quiet environment, and quiet/peaceful use and enjoyment of the land. The attacks on us are amounting to violation of the warranty of habitability which is a landlord's utmost duty to a tenant.

Remember, tenants have all the rights of any owner, especially the right to exclude people not authorized to be on the land, even the owner herself.

But MYND management allows owner to violate these rights! This is in regards to 400 Winterhaven Ave sacramento.
The owners and MYND management are blaming us for old pipe that was underground from city to the home. Our vehicles never drive on the ground where the pipes broke. The plumbing company themselves said it was in no way our negligence, it was simply old pipes and tree roots! But MYND management is using what the owners are saying which the owners are complete liars, harassers and money hungry violating liars!!!
I’m having to take MYND management and landlords to court!!! Waste thousands of dollars simply because MYND management is so horrendous!!!
the property owner is the worst I’ve ever experienced and it seems MYND management only protects the owner and not the tenants. The owner has visited the property 3 times in 4months and we’ve only been here 5months. They waited a month for their first visit, always coming around a holiday, although they did reschedule the visit they intended to have on EASTER Sunday after I had to complain about that. We feel harassed and micromanaged while living here, this is a property with 1 acre of space. The owners have accused us of running a mechanic shop non stop which is an absolute lie! They have lied about other things too, it’s a HORRIBLE EXPERIENCE to live in a property that is being managed by a team that only sides with the property owner. We can’t wait for the lease to be over, because we live in fear every day wondering what the owners are going to try to accuse us of next.

The company overall is okay. It’s convenient that information can easily be found on the website. We also appreciate the staff at Mynd, who are quick to respond and helpful. However, we are very dissatisfied with the property manager assigned to us. She is very disorganized, and her responses are often incoherent, making them difficult to understand. Additionally, she is unproductive, and we always have to reach out first for updates. We were promised a new manager, but that never happened.

Furthermore, our property was wrongly marketed, causing delays in getting it rented out. Recently, we discovered that Mynd failed to follow through on their promise to ensure our property was ready for inspection, resulting in re-inspection fees.

The property manager has promised to cover the fee, but when I submitted the reimbursement request, she said she's not sure if it will get approved because she's not the one approving it. We, of course, haven't gotten any update on that, just like all the other items we had to follow up on to get a status.

Predatory property management. We spent a week cleaning repairing and fixing every little tiny imperfection in the house we rented. The entire place was immaculate like the day we moved in. Received a deduction of 1800$. Made up every last thing they could think of to charge us all completely fabricated. Even charged me 300$ for a trash removal truck when there wasn’t even a gum wrapper to remove. Do not rent from MYND management. That was just our move out experience. Trying to get keys to the property and have them fix anything that’s wrong is a whole other topic. STAY AWAY! This company is horrible. Luckily we documented everything so they’ll be answering it in court. But we shouldn’t have to do that. No one should. You’ve been warned!

This is quite literally the WORST company you can rent from. They break state laws without batting an eye and don’t care about your well being. I will leave further information when I have a second, but the fact that I’m taking time out of my busy day to document a review so someone else doesn’t go through what we have should say a lot. I’m not one to leave negative reviews because frankly I think it’s a waste of time unless I’m passionate in ensuring others don’t go through what my family has gone through. DO NOT UTILIZE THIS COMPANY, EVEN IF YOU ARE DESPARATE

They always say they’ll call you back, and never do. You could speak to 5 different people who take your issue and promise will be fixed and you never hear again. They have no prioritization on anything you need and just hope you give up with the lack of communication. You can never deal with just one person. It took them MONTHS to refund me $12.95. Such a small amount, but it’s the principle.

Our home has so many issues that we basically have had to pick and choose what we can live with. Yet they add on “admin fees” to your rent but don’t actually give you care that an actual administrator would do. So you’re paying for benefits that you don’t and will never receive. My biggest regret is not researching these reviews before being tied to a lease. Please believe the negative reviews. I could go on and on about how this place has destroyed my family.
