I highly do not recommend renting from this company. If you do, I STRONGLY ADVISE you communicate with them VIA email, save every one of them, and SAVE all receipts and notices.

This place is a health risk, and I will gladly list why.

There is a constant battle with black mold in the complex, to the point that this past year my significant other and I moved out due to the health risk, increased by a leak that they wouldn't let maintenance investigate without having actively flowing water. I would happily post the email correspondence screenshots with Ryan Geschke regarding the entire situation, but due to his additions to the email making it confidential I have no desire to risk lawsuit. I will say however that each concern was bluntly rebuffed, and the image on his google profile matches his professionalism.

During the process of preparing to move, there was no notice to anyone in the complex of roofing being done via email or posted notice, causing everyone to be cautious of roofing nails (fantastic since I have a service animal and other residents had pets) and struggling to get into the apartment at all.

The maintenance and staff are friendly and professional, even if their hands are tied by what they are allowed to do according to management, which is the only reason this gets two stars instead of one.

Horrible management. Had a severe mold issue. We were blamed and told it was because we were breathing to much and that was the cause of the mold along with rapid temperature changes which is a lie as we always kept the residence at the temperatures listed in the lease agreement. We have proof of on a voice recording that we were breathing too much and that caused the mold. After waiting over a month to hear back on when they were finished "removing" the mold we came back to get our belongings as the residence was unlivable and they have spray painted over the mold. They didn't remove it from the walls as seen in the pictures. They did not do a thorough inspection and we have found large areas that are still covered in mold. When they stood there and talked about the mold before they attempted to spray paint over the mold they said that this wasn't as bad as our neighbor who has serve mold as well. Do not rent from these people unless you wait to be blamed for everything in every possible ridiculous way. Don't plan on breathing too much or you'll cause the mold.

Never rent from this company. Ever. They will lie to keep more deposit, try to keep charging rent even after someone else has moved in, and everything else they think they can get away with to get more money. They have always been rude over the phone. Their apartments were not even up to code when we moved in! Their yard guys trap and remove cats, even if they are wearing collars (they threatened me to keep my cat inside with this info, so its not just a accusation, this is a confession) and they have sprayed weed killer all around my kid as he played outside. Their manager never cleans up after his little dog, so there is poop all over near the playground. Several friends have left over the years, and none of them have a story that ended well. They have all be ripped off and exploited. But those are their tales, not mine. I regret ever having signed our lease to these sleazeballs. Don't do it. They are not to be trusted. If you do, find a good lawyer, because being a good tenant will not cut it.

This place is awful when you move out. They charged us $400 for cleaning fees. Which is 2 people for 8 hours each. I used to clean houses professionally and this is an absurd charge. We cleaned the house incredibly well. The only thing we didn't finish was vacuuming because or vacuum broke, and mopping because we had accidentally already moved our mop. When we moved in we were told that if we cleaned to a reasonable extent we would be charged $150 for cleaning. Stupidly, I believed them because they seemed quite nice.

The other fee they put on us was an $80 fee for "rent balance" which is ridiculous we always paid our rent fully. They said that we would get $10 off for every month that we paid early. So, we paid early. But then we started getting letters that we owed them money. I called at least 4 times to address this, each time they said they would fix this but they still haven't.

I called them several times, and e-mailed Ryan 5 days ago, to address these issues, and he still hasn't gotten back to me after I was told he'd get back to me promptly.

They are pretend nice. If you decide to live here document everything, don't let these jerks gouge you.

Never a problem working with these great people. I love where I live and am very pleased with my life here. The benefits of treating people well and being a clean and trustworthy tenant cannot be overstated. It's important to remember that it is a business that deals with renters and needs to not be screwed over so there are safeties in its favor if problems arise.

DO NOT RENT HERE! I have rented several apartments in my life. I always strive to leave the places I rent cleaner than when I moved in. Before moving out, several people told us that Cheney Real Estate Management over-bills for EVERYTHING. I let them know I was aware of this, hoping they wouldn't do the same to us. Well they did. I've never had to pay money after moving out of an apartment before. I was billed over $1600 after moving out of their run-down apartment. This was after they subtracted the deposit of $700. They also have a tendency of double charging, charging when they know they will be getting reimbursed by another company, and charging you rent even though they've already rented the apartment to another tenant. I advise you live in your car before renting from them. STAY AWAY!

Moved out of an apartment that had a mold problem. They still tried to charge me extra for breaking the lease. They claim the problem was "solved". I remember how they "solved" it, they just send some technicians to say, "uhh, wipe it off with a rag, I guess". The manager tried to blame the mold on me having Kombucha in the apartment.

Years later, they sent the supposed debt to a collection agency.
